During a storm occurring three weeks into a new management contract, ASPM crew members responded to flooding reported into lower level units. Three crew members that included our COO walked the slope above the units. In heavy rain at 2:00 am tarps and sandbags were placed to redirect the water flow. The crew then walked the entire property to identify any other drainage problems and video-record areas needing further attention. We presented a repair plan for the next meeting, obtained bids, and had all work completed within 30 days.
An ASPM Maintenance crew pouring concrete onsite, discovered a fire nearby. Our team extinguished the flames before the Fire Department arrived, then finished their concrete work. Their quick action prevented further damage and potential harm to residents.
An emergency call came in from one of our buildings reporting that the garage lower level had flooded overnight due to a faulty fire sprinkler system sensor. An ASPM Crisis Team managed the removal of contaminated water. We coordinated equipment inspections, working with the San Diego Fire Department, City of San Diego, and utility companies. We were able to obtain occupancy certification for the HOA within 48 hours of the initial call. ASPM Senior staff worked with residents’ insurance adjusters on totaled cars, as well as with the HOA’s insurance inspector/adjuster, the HOA’s attorney, and the faulty fire sprinkler system vendor through the closure of all claims.
Our leadership, experience, and dedication to the welfare of these residents and communities led to a much different outcome. We prevented the HOA and residents experiencing needless repair delay, additional damage, and higher expense.

ASPM is simply amazing. As an escrow officer interfacing with a HOA company can be a struggle in terms of turnaround time for resale documents, or even getting someone to solve a problem related to the transaction. When the HOA management company changes during escrow, it can be a nightmare to collect things needed to close on time during the transition period. ASPM had just taken over management of an association on our sale, and here are the amazing things they did: 1. Took my call afterhours and reassured me that they would help; 2. provided documents within 24 hours; 3. Responded to all emails; and 4. provided an additional lender item free of charge. Thank you ASPM!

The recent San Diego rainstorms caused a roof leak in my condo, leading to interior water damage. Anyone who's owned a home knows the dreaded water damage saga - a long, stressful remediation process. I like to praise and say thank you to Ms. Riley for listening to the situation we had in our neighborhood that’s been going on for over a year. I contact her and she said to email which we did and every time we follow up she’s on top of it! She will respond and she did what she can to fix the problem in less than a month. We tried to shrug it off but some neighbors just keep doing it until it went over a year nothing been done. We are very thankful to her immediate actions and hopefully they continued to monitor to prevent from happening again. Ms. Riley you are the best and we appreciate all you do in our community. My tenants recently had an issue with the key not working at the tennis courts at a property managed by ASPM. I called to create a work order for a locksmith to check out the lock in case it was in need of repair. Within a few minutes Jonathan called me back and worked with us over the next few days to figure out what the issue was. His follow up was amazing from start to finish. He kept me informed of the locksmith findings as well as solutions which turned out to be that my tenants key just need some WD40 to make it work. It was a really small issue but the way he handled it with professionalism attentiveness and follow through was really cool. He even asked for pictures of the key to see if it was the right one and offered to get the key from my tenants and try it out himself once we realized the key was correct and should be working. Thanks Jonathan for your help!
