MAINTENANCE AND JANITORIAL SERVICES

ASPM employs a full-time, licensed general contractor to manage our Maintenance division and supervise our maintenance personnel in compliance with law governing the use of maintenance personnel by property management companies.
We offer several options to meet your property’s maintenance and janitorial requirements
- Scheduled work or repairs at an hourly rate on an “as needed” basis
- At a discounted contractual rate
- Our staff can work with your on-site maintenance personnel
- Our maintenance staff can supervise your personnel or vendors, or act as liaison with outside defect reconstruction vendors
Property maintenance is managed through our Maintenance division, including the planning and scheduling of approved work. Our maintenance supervisor will attend your walk-through inspections at no additional cost. A summary checklist will be prepared for the Board’s review and your community manager will create work orders for all work to be performed by designated vendors.
Our maintenance staff will obtain project bids as needed for maintenance and repairs after consulting with the Board and the community manager. Every effort will be made to solicit qualified bids from licensed and insured.
Major repair projects, builder transition issues and all defect reconstruction activity requiring your property manager’s supervision will be handled at a competitive hourly rate of $80.00 per hour, subject to Board and Manager predetermination, based on specific effort needed and the associated costs.
ASPM can also retain general contractors and/or engineers to interact with the Board for property renovations or construction.
ASPM’s Janitorial and Maintenance divisions operate under separate service contracts.

Maintenance services are administered through a teamwork approach, with oversight of all jobs by your HOA’s Manager, our Maintenance Supervisor, and under the direction of our in-house, licensed General Contractor.
- The Board and HOA Manager identify the need.
- The HOA Management Team works with our Finance Team to determine affordability within the Association’s reserves and operating budget.
- The HOA Management Team coordinates with the Maintenance Team to schedule and complete repairs by order of priority and affordability; repairs are tracked through work orders detailing every aspect of all jobs.
- Oversight by the HOA Management Team and Maintenance Supervisor ensure quality workmanship, on-time job completion, competitive pricing, and produce detailed reporting for Boards.
